Looking for our first home at what's still probably the worst time. I'm trying to figure out whereabouts in this area other families are moving. Anyone know?

The Abacoa development is very popular with families. Jupiter overall is popular with families due to the well-rated public schools.

I looked all over and it's disgusting right now. Home prices are absurd, and interest rates are unbearable. I ultimately decided on a new Lennar home in Arden out in Loxahatchee. it's so difficult to find a nice used home that isn't "old FL" with walls that don't go all the way to the ceiling and dated layouts. You can either spend a ton of money on a flip in town and wonder every night about what's behind the walls or buy a new one. Good luck!

What is your budget? I agree with Abacoa being a good choice and very family friendly.

Abacoa is crazy per square foot and the high school is Dwyer (C rated).

To me the look alike feel of Abacoa is too "stepford wives".........I looked at New Haven new in 1999 and didn't like it then either (they were 240K for a 3 bedroom house back then). My concern was the small garages and the tiny driveways. Where was everyone going to park as kids got their own cars? Garages are 20X20 with no storage on the side walls (older homes had 18-24 inches on the sides of the garage between the door and the rail. Abacoa garages have 8 inches so if you leave a bike or tool box on the side wall then you aren't getting 2 cars in the garage anymore which puts cars in the driveway or parking out front on the street.

You're zoned for Jupiter High School which is higher rated than Dwyer in Abacoa (Canterbury 2008-2009) which is a nice subdivision. I sold a property there in 2020. Impact glass should be standard on all of these homes/townhomes. I believe they were built by Centex. It is one of the better value subdivisions in Abacoa while being zoned for JHS. At a higher budget, Valencia at Abacoa is quite nice with larger and older homes (2003-2004) and also zoned for JHS over Dwyer.

Valencia has flood/plumbing/mold issues in their homes. Spear homes get broken pipes and flood the houses at the water heater going into the house. Spear also used ceramic roof tiles not concrete tiles so they are soon to be replaced (aging out). Issa homes get mold in the apartments over the garages (wood 2nd floors).

Valencia was a terrible investment for years and then in the last 2 years it spiked in values. If you buy a home in there pull the insurance claims on the property to see if it has had any major claims for the above issues.

Appreciate the information and knowledge. Yes, agree with pricing there. Valencia never seemed to fit the Abacoa layout in my opinion. My client felt similarly at the size/price point and even preferred San Michelle in PBG (he didn't want an equity community).
