There are several apartments in here (511 Lucerne) for sale and rent, nice square footage, downtown location, close to beaches and parks, walk to North Grade Elementary which has a gifted program. . .

Any thoughts?

I'm guessing that's the Lucerne, although I could double check the address later. Pricey condos that caused an uproar when they went up, and then didn't sell.

It IS a nice building, at least from the outside.

Concerns:

*I would want to visit the apartment on a Friday or Saturday night. Lots of bars with live music and crowds, and I would want to know what the noise was like BEFORE moving in

*North Grade is walking distance, but it's not a short walk for little ones with short legs. I live across the street from the school, and one block closer to Lucerne, and it's a little better than a half-mile walk to downtown. Figure about 3/4 of a mile from the Lucerne to NGE.

As far as kids walking to school, I would have to remind you that there is still at least one child molester in the area that has not been apprehended to date. He is very bold and exposes himself to children and even followed a little boy and girl into a busy store, after doing so, and the children hid in the store until he left. It was caught on surveillance video.

the rentals aren't too badly priced though. Condo's are tough to get loans right now but there are only 2 short sales in there right now.
Did you see the 3 bedroom in there? That looks like a decent deal but the HOA's on almost any highrise are through the roof.

If you like that area of Lake Worth, you may be able to find a cute cottage in Parrot Cove, a SFH neighborhood just North of downtown and walkable to everything.

We really liked the beach there. the water was a really nice clean looking color. better than delray, palm beach, boca, deerfield and pompano. obviously, different days are different, but we checked palmetto park road and the pompano pier and NOPO (north pompano for comparison and lake worth water was much bluer -today. The distance between inlets and ban on sewage effluent is a plus indeed. we liked it.

the building was ok, It isn't a posh neighborhood to look over the top of to the north but it was interesting, the view. It made me want to take pictures.

I forgot to ask if the windows in that one are rated for hurricanes, what year did they have to start that?

I bet the homes are really cute back there, i see some on realtor.com and have driven around several times looking for hurricane safe looking structures. many of these homes have weathered many storms but some look like they could use some reinforcement.

I like the garaged parking and behind-the-library downtown location. The third floor pool? Cool. The beach. Clean enough for me. The people? Young and culturally interesting, all friendly people in the stores and restaurants, surfers and locals all over.
