As an ex-Fleetwoodite, I think it's a good idea if the project provides public parking, or adds it elsewhere. Fleetwood has NO parking, and we always needed 2 people to run a simple errand; one to run into the store, one to drive around the block until they came out.
This is a little off-topic, but Fleetwood needs some help with exterior signage continuity. It's a cute little handy shopping area, but the stores and signage are a junky hodgepodge. If you look at Bronxville, the downtown is just little brick shops, but what makes it look so nice is the fact that the awnings are all the same, and the signage on the stores is similar.
Fleetwood would rise a few notches in elegance and class if they had a program of some sort for the stores and shops.
People know that Fleetwood is a nice area, and the train station is right there. It could be a wonderful alternative for commuters/singles/small families to have a nice building in Fleetwood.
BTW, there are tons of apartments in Fleetwood; are they all co-ops? Condos? Are they all too old to be 'luxury?'
This project is a fantastic idea for many reasons. But let's be honest, Mount Vernon has many problems, but has tremendous potential. Rebuilding Fleetwood will only help local merchants, it will allow affordable housing for people getting pushed out of NYC. It will inject additional money into MV - help update the MV infrastructure. For those that oppose this project, you are close-minded and not thinking out-of-the-box. The exact reason why MV is in such poor shape, currently.

Reason: Typo
I was surprised to read that Fleetwood represents a full third of the entire population of MV.
