I kind of agree w another poster . WP doesn’t seem to have a plan. I’m not sure what it wants to be . I’ve seen the extremes -new high-end apartments and condos and more low-income apartments . I’m not seeing too much in between for the middle class. I have seen an increase in homelessness and the Westchester Mall has had a series of smash and grabs, but the news doesn’t like to report them. Good luck.

I like White Plains and I think the schools are a lot better received by local parents than one might expect based upon rankings, etc., but the city really feels like it's going downhill. There is a very noticeable increase in homelessness as Leopard mentioned above, and the panhandlers and undesirables hanging out downtown is a big turnoff. I am not aware of smash and grab incidents, but I'm constantly asked for money when I go to pick up lunch in the downtown area, and I've seen lots of disgusting behavior like parents cursing out young children and threatening violence, etc. I used to think WP had a lot of promise - and hopefully it still does - but the trend the last 5 to 10 years is not a good look.

White Plains has always been in the middle. Never really hits high highs, but also doesn't sink to low lows either. It's a decent place. Not the greatest nor the worst.

I do not see how WP is going to grow with employers moving out of state. High taxes, poor governance, etc., are creating a net outflow of business from NY state. When businesses leave, growth doesn't happen.

It seems more that WP needs to evolve and reinvent itself, rather than grow. Getting rid of a shopping mall and converting to residential with more modern retail offerings is step in the right direction.
