Have posted on C-D many times the lack of professional behavior/performance in Wyoming real estate agent/agency practice.

You need to be prepared to deal with a business segment here that does not perform to the same standards of ethics or professional behavior that you may have come to expect as the norm in other areas of the country.

IMO, it's best that you do your own due diligence on every aspect of a purchase here that you possibly can. Such concerns as survey, easements, water and utilities supply/delivery, zoning, HOA's & CC&R's (as applicable to a given property), neighbor property use, minerals/oil rights, quality of construction and condition issues are all things that you can address independently of your RE agent.

Keep in mind that Wyoming is a "non-reporting" state where real estate transaction deals are not public record. IOW, asked prices are no indication of actual sales prices. If you are interested in a given property, you need to rely upon sources other than the representations of an agent whose primary fiduciary responsibility is to the seller. Get your own independent appraisal before committing to a price. Yes, this may cost you time and expense for a deal, but I think it better to make an informed decision than to rely upon a source not necessarily working in your behalf.

Hopefully, others will post of their satisfaction with a RE agent/agency here in Cheyenne and these can be a guideline for you. But even then, I'd still advise you to proceed with caution on every aspect of a transaction here.

Sunspirit's advice above is worth noting.

I would also add that 'home inspections' in Wyoming are a different kettle of fish than what I was accustomed to in other states. You can have a perspective home inspected (and I would recommend doing so for plumbing, electrical, etc), however in Wyoming the inspectors seem to have no liability for their inspection work. In other states I was used to a set of laws where if an inspector certified something about a house that was not in order, the inspector could be held liable.

I was fortunate in my home purchase in that everything went smoothly, but I would definitely rate Wyoming as a 'caveat emptor' state in regards to real estate.
