I drive past the Amtrak station each day to and from work and didn't think of someone taking the train from Charlotte to Clemson. The biggest downside to taking the train is that it leaves Charlotte around 2:45am and then you have to catch a bus from Greenville SC to Clemson, SC and arrive in Clemson around 5:50am.

Having to take the bus to Clemson from Greenville is only temporary while they are constructing a new railroad bridge over a road in Clemson to replace the old one.

Last year the first day of school was 8/17 - so I assume that it's going to be around that time. Part two of that question, I'm a Realtor, I'll PM you.

Several new phases have opened up in that price range, including in Brayden and Mason's Bend.

I'm narrowing down my choices. I would like to consider diverse among the subdivisions and school district.

Is Baxter Village homes a diverse community? I live in a neighborhood similar here and enjoy the Craftsman and Charleston homes. Are there Hispanic, white, black, Asian, Indians, etc? I tried to look on the internet but most of the pictures and videos don't' show that.

What about Lake Ridge, Massey or Mason's Bend?

Data indicates:

Orchard Park Elementary that serves Baxter Village (usually a reflection of the families in the area):
White: 86%
Black: 7%
Hispanic: 3%
Asian: 2%
Other: 2%

29708 Zip Code (includes Baxter Village and surrounding neighborhoods):
White: 89.5%
Black: 4.9%
Asian: 2.9%
Two or More: 1.5%
Hispanic of any race: 3.3%

When I've been in those neighborhoods, they all seem at least 80% white. Closer to 90%.

Fort mill in general is not very diverse. If this is what you seek, you might want to look into Rock Hill or Charlotte.

Honestly, Baxter is probably among the least diverse neighborhoods in Fort Mill.

West of 77 is a lot less diverse than east of 77. A lot of it has to do with the price point of the homes.

The Great Schools website has the %s. I would say, don't go too much based on the ratings of the schools, Great Schools changed their formula for ratings and the more diverse schools are getting hit the hardest. I can attest that Sugar Creek is on par with Gold Hill or Orchard Park.

Also, another thing to remember is that they funnel up in middle school and two / three elementary schools end up feeding into one which changes the diversity balance. Same for the high schools (which will be three next year).

We attend Sugar Creek elementary which is pretty diverse for Fort Mill.

Hispanic 21%
Black 10%
Asian 9%
Two or more races 5%
American Indian/Alaska Native 1%
Hawaiian Native/Pacific Islander <1%

Another thing I notice is low HOA fees are in the area. With a housing sub here with a pool, tennis, court, gym etc, HOA fees start at $300 and up per month.

It sounds like a decent mixture. Any subdivisions in this area I can look at that have amenities? Price range between 300k- 450k. Are there any like Baxter? I head of the Riverwalk but I don't know.

As already said, its about price point. I don't think you are going to find a diverse neighborhood in the CLT area at the Baxter price point.

What kind of diversity are you looking for? I will say that Baxter is a lot more diverse than the neighborhoods I grew up in through the 80's and 90's in TN, MS and NC. Some progress, but not enough.
