A Whole New Dilemma

IMO, I would rather buy a modest ranch without a huge HOA fee hanging over me every month. Pay for your own lawn care. You could do meet up for book clubs, community center for pickle ball, bingo, senior center for free etc. Why pay that monthly fee for those amenities you could get for free. Frankly I would never use the pool because I have had body issues since a teenagery and just feel that for me, that ship has sailed. (Hey, give me a break, I grew up with Twiggy as a role model. That ruined me for life. LOL)

Caring for your husband as you have is admirable but no longer sustainable. You are being very unfair to yourself. Figure out what works best for your needs too. So you can give some time to his needs but no longer at this soul crushing/physically demanding/emotionallly draining level.
There are two 55-plus communities being built nearby. One has small, pretty houses going for around $375k with an HOA (pool/clubhouse) of around $175/month. The other consists of park model homes in the mid-$200k range with space rent of $600/month (pool).

Yet another dilemma, which one is the better bet? They don't have amenities other than the pool/clubhouse which is fine. Maybe I'm overthinking everything which is probably the result of boredom.
