I was checking out some housing in Eagle river,Wasilla,Palmer and the prices are $150.000 - $200.000 the houses that I say for those prices in AK look like the houses we would pay $40.000 and $50.000 for here, the lower income housing so I was really shocked to see that.

Wow. In DE you may be able to get a garage for $40-$50. Maybe 2 car...

In the last 5 years or so housting in Alaska has taken a huge jump in value, just like the west coast. Here is an example, about 9 years ago I bought a nice new 3 bedroom in a nice new subdivision, with good schools etc. $158K, 5 years later is sold for almost $189k. Today you probably couldn't touch it for $250k. I just looked it up on the tax data base.
Yes your going to feel sticker shock, the good news is I am seeing the prices come down a bit. There are lots of places for sale in the Badger road , North pole area.

Anyone not from this area is strongly recommended to consult a realtor and possibly engineer before buying a home. We have permafrost in some areas that can ruin a home. Also due to being in a second class borough and no code enforcement, there are lots of "I built it myself" which usually means
Banks here usually require some sort of inspection prior to financing a home.
