Hello everyone, I am relocating to work in Troy and want to buy a house either in north colonie or clifton park. So far the housing search online is kind of disappointing as there are very limited housing supplies. I have a few questions hoping to get your insights:
1) I don't want to spend too much time on commuting everyday, but heard it is a new trend for people to buy a house in clifton park because it is newer construction. Is clifton park easy to commute to Troy? I heard that the highway bridge in Colonie can be terrible in rush hour. How bad is it?
2) I have a toddler but want a place with good school district. North colonie has good reputation but, according to recent ranking, clifton park's elementary schools (Tesago and Skano) are better than some North Colonie's schools (Boght Hills, Loudonville elementary, ...). Is the ranking a new trend and due to teaching quality, or simply an effect of more competition among students in Shen Schools?
3) Will the housing supply be better in Spring?
4) Is it worthy to build a new house now with Amedore Homes in Latham and rent a place to wait for the long building process (7-8 months from now), OR, wait to search for a resale house and move in directly in summer? FYI, so far I haven't find any satisfying resale house and I have a lot of furnitures to relocate from another state...
5) Is the retention pond beside a house a concern for bugs, flies, frog noise, erosion on the construction, or even resale? I heard that Albany area is ranking high on the number of mosquitos in the US. Is it annoying to have a retention pond nearby?
If you want a short commute, what about East Greenbush, the Averrill Park area/SD or the Brunswick/Brittonkill SD? Those are suburban communities right next to/near Troy.
As for the rankings, both of those other districts are fine and likely won't make much of a difference.

Perhaps Guilderland is worth a look, as it is a very good school district that stretches from near Schenectady to Albany. South Colonie is similar in that regard as well.
Thanks so much for your suggestion. I did find that Latham has better high school and Shen district has better high elementary schools
Something to possibly consider is that Menands is a K-8th grade one school, school district that is good and kids have the option of going to Shaker High(North Colonie's HS) or Watervliet HS. It is probably one of the most diverse schools in Upstate NY and is of high quality. It is north of Albany and not too far from Troy and within a reasonable distance to Schenectady. So, that may be an option as well.
Although a distance, you might look into Town of Saratoga aka Schuylerville. There are several possible newer construction for sale (also new construction).
The commute isn't too bad, Route 4 - 243- 9 or the Northway. Depending where you are coming from, the "rush hour" is no big deal. It takes us about 45 minutes to get to Albany.
