I have a friend who lives up there, and from time to time I'll play around with seeing how much it would cost to live there, just doing some empty research. Maybe one day, but not now. I've moved my kids around too much and I want them to have stability.

But what shocked me the most with some surface research is the rental prices for homes. Wow, they are pretty high. Is there any particular reason why the rent is high? I thought maybe pay was hire, but it wasn't that much higher than what I make now for a comparable job. Just didn't know if there was a driving factor/reason for this cost.

High demand. The vacancy rate in anchorage rentals is very low.

Anchorage and ALaska have always been tough housing markets. It's largely driven by the lack of usable land near economic centers-Anchorage is mostly full at this point, Eagle River is the same. The feds own 90% of the land here.

The economy is really strong up here. Been here 9yrs almost 10 our rent doubled when we came up. Always jobs, Anchorage is highly desirable b/c of good schools, good neighborhoods. IMO, it is all about the economy. Just like any other big city where it's expensive--Bay Area in CA, NYC, San Diego, Seattle...

Also it is ridiculous the number of site condos they are building here to save room and make housing more affordable. Unless you can afford 800k + and live on hillside, the houses are smashed together or multifamily units. The Chugach Nat'l forrest runs through the hillside areas and that is all land that could be used for housing. They talked about a bridge across the inlet to Pt. McKenzie, yeah right, that will never happen. Best bet is the valley for housing and room to breathe.
