takes me 7 minutes to get to loop 101, and 8 minutes to get to i17..hardly "at the far outskirts" of either 101 or I17..and the 303 is only 8 minutes west..

and, you probably haven't been to that area in a while, as there are TONS of "non chain " restaurants all around here now..

Also I randomly picked a house in Surpise and the house in North Phoenix you suggested.

Surprise house to downtown: 28.9 miles
North Phoenix house to downtown: 26.6 miles

So really not much difference.

If you use Grand Ave that also cuts down on distance but not really time (rush hour)

Surprise over San Tan Valley, only because STV is unincorporated and in Pinal County. The area is lagging in terms of getting the infrastructure in to catch up to development. Surprise is incorporated and has a freeway (Loop 303).

Ugh... You couldn't pay me to live in STV. Surprise is very nice and is developing quickly with new restaurants, shopping, etc. Very nice, quiet, and safe community with easy access to freeways and a lot more job opportunities for you as there are several doctors offices, clinics and hospitals close by to accommodate the large senior populations in and around Surprise.

Congrats on your move. My boyfriend and I will be moving out that way in July or August as well. He is relocating due to this job but I will have to find one. I am a senior accountant so hopefully I can find something quickly. We are looking at Surprise & Waddell for buying a home. (renting seems to be out of the question since we have 2 cats & 1 dog & don't want to rent for a year.) Our budget is around $300k as well but know we may have to go up. We would love a pool. So I am interested in any good subdivisions that you can recommend. I have heard that Marley Park is nice and I wrote down Cortessa & White Tank Foothills when we drove past them back in April.
