In all zoning areas except RU-4 if you have over 4 acres you can build with the owner opt out. I think the only one you need is the septic site evaluation...I think if I read them right. Yes Steve they have strict codes but they are for everybody's safety.

Here in Benson we got maybe an inch & a half - which never stuck to the roads - and it was largely gone by 10:30 am or so. We drove down to Sierra Vista around 11 am and saw no snow except that up on the nearby mountains. I suspect it was the same in Pearce.

Hi looking at land in Sunsites unit #3. Have not seen it but might have a good deal if it is in a good spot. Just off Central Arizona Street or Ave cannot remember which it is parcel number is 40778188. Any help would be great. Thanks in advance

You really need to go there before spending any money. Many who buy these lots sight/site unseen, let them go after a few years or try to sell them. You have to know what developing desert land is about.

The biggest problem I see with buying without seeing the land first is the roads can be un drivable. There is areas with huge fissures that can be impossible to pass. There is a fissure web sight for the area.AZGS | Earth Fissure Center
Also power may be off the grid, but if you are tough it is not that bad (I did it for years), but can be costly to set up.
The dirt roads can leave a thick red/orange dust on everything, so I would try to find a place close to pavement.
The valley is a awesome place and looks like the pics on the internet, but there is some areas that are better than others! Look around find a good realtor. I have seen some good lots for sale the same as cheap lots in hard to reach areas.
Don't buy lots that are very close to the power plant. Not a bad place, just don't buy next door to the plant.
PS. I bought my place unseen and I love it! But it is a hard place to access because of a fissure, I have to take the long way around. That is the only thing I don't like about it! But it is going to cost to make it all work.
