forgot about Kingman...it may answer all the OP's requests, except the college thing....there's that industrial park out at the airport that would certainly have space and the main line Santa Fe RR and I-40 go thru town.....warm, too, except...uh....when it's not

Holy smokes, thanks for all of the input. I've been looking at Google maps a lot today.

The reason I mentioned college towns is two-fold but not necessarily a must. I find that college students are intelligent and have the stick-to-itivness to actually show up and do what is expected. There is also an advantage to the student in that I can be extremely flexible with hours and they in return will work for a little less money. I'm not cheap but in a state like Michigan where the UAW pays $42 an hour to "stick a bolt in a hole" it matters. I'm just going to have to take a business trip this coming January and find a spot.
On that note, how hard is it to find hard-working intelligent people in a non college area? I prefer people who are in the country legally (hope that doesnt get me flamed) and dont figure the world owes them because they are drawing breath. Thanks again, in my mind I'm already there.
