I plan to relocate to Hot Springs in January (I know it's early to ask but I am excited about the move!).

I think I should rent for 6 months or so to figure out the "layout" of the town and where to buy.

My question is: Will there be nice retinal property in January as I understand that is the beginning of racing season?

Will I be able to find a nice 2 bedroom place at that time of year for a six month rental or do folks prefer a year's lease?

Any insight is much appreciated.

Rents are higher during racing season if you aren't doing a lease, especially for higher end property. The reason is that a lot of jockeys, trainers, etc rent space there for just the racing season.

There are a ton of individually owned lakefront condos that are available for rent with all kinds of different arrangements possible. I would definitely look into that if that's your style.

I agree with renting first and getting a feel for the town. There is a bigger range of possibilities in that town than anywhere I know under 100,000 in population. It's also fairly spread out.

Every indication is that there are going to be some foreclosures and a big dip in the condo market soon. It won't affect single family housing but might put some bargains out there if you like condos.
