Back in the late 80's, the area around Gwinnett Place Mall was thriving. The area has gone downhill significantly. Many of the stores in the area along Pleasant Hill have closed or changed names and there is a lot more crime including gang related stuff. Brookwood and Parkview HS have a long history and have been stable for decades. The homes in the area are older but the area as a whole has a great reputation because of the high schools. I would stay away from Berkmar. If you head towards Suwanee, I would choose the North Gwinnett Cluster as opposed to the Lanier Cluster (long term real estate investments-North Gwinnett has a higher socioeconomic demographic and is zoned to remain that way). Lawrenceville has it's "good" areas and "bad". In the 90's, the area around Collins Hill was considered "the Golden Triangle" b/c of it's easy access to both 316 and 85. The area has changed quite a bit and the "area to be in" shifted west to the other side of 85 (the North Gwinnett cluster). That shift caused properties in the Collins Hill area to go down or just not go up at the same rate as those to the west. There are, however, some VERY nice subdivisions in and around the school. I am not a big fan of the Gwinnett Mall area. Traffic along Pleasant Hill and I85 is a nightmare no matter what time or day you are there..

You could slide just a few miles further south on Pleasant Hill towards Lilburn.. which has Parkview and Brookwood schools which someone listed ranked higher than Berkmar. FWIW.

You should visit and see what you like.. for the most part, most of the neighborhoods are very diverse and quite nice.
