I have a new job in Atlanta. It is just west of Discover Mills on the other side of I-85. I thought either: Duluth, Suwanee or Johns Creek would be best in terms of good living and commute times. Any suggestions?

I was fairly specific in terms of job location. To clarify it is near the intersection of the Duluth Hwy and Satellite Blvd.
I want a decent size house in a good suburban (safe) area and drive to work (no kids here). I thought Suwanee has good value houses but not sure how is the commute time in the traffic? Or perhaps somewhere within Duluth itself? Price range could be in the 170-220k range.

I see now that you said Discover Mills--how could I miss that? I live closer to intown, fwiw and know the general area but not that well.

I've done several searches--didn't find some of the posts that would be relevant to your criteria--other posters will be online tomorrow and can offer more fyi. There are a number of housing options that would work for you. Somewhere between Suwanee and Buford is where you need to be --I feel certain.

This poster did a very thorough housing search and is very happy with her choice. You could DM her.

I don't know the price range for homes in this subdivision--possibly mentioned in another post.

I live in Hamilton Mill, have been here since 1995. You and your family will absolutely love our community. We are large (1900 homes), but our amenities package is the best! We have two pools, 16 lighted tennis courts with a full time tennis pro, soccer field, basketball court, sand volleyball court, clubhouse complete with large party toom and exercise facility plus a full time activities director planning for all age groups. We have great schools, check out the Mill Creek High cluster and compare it to other schools in the area. (Gwinnett County Schools - google them). We have a new passive parks with walking trails through a wooded mountain setting and around a lake and also a skate park with super children's playground and room for organized sports like football, lacrosse and soccer. We also have a new library right outside the neigbhorhood boundary and are 15 minutes from the largest mall in Georgia.

I'd look specially at Mill Creek or North Gwinnett school districts. I know you don't have kids, but look at the school clusters when searching because it is easier to be specific than if you are just looking for a town. You'll find many of the Gwinnett cities have very different parts to them in terms of desirable and not so desirable areas.

Either of those school clusters should give you a relatively easy commute in a safe suburban setting (FWIW- North Gwinnett school cluster would be closer to your work). And you should be able to find a house in your price range.

Looks too far on the map from Mill Creek to Duluth. I am thinking somewhere in Suwanee is a better option.
