Arjay, I think I made the right decision, too. But little did I know the UFO would follow me for an hour. And as it turned out, the UFO eventually followed me home. If I had known the end result, I would have turned into my subdivision and driven to my house. Trying to ditch the UFO was an excercise in futility.

Post Properties eyeing downtown apartments

Sorry it's just the short snippet, I don't have a subscription.

I think apartments at Allen Plaza would be an awesome idea. That area desperately needs more residential density, and we all know how well condos would do right now.

Drapac Capital has the site under contract from Atlanta real estate company Regent Partners.

In 2012, Regent bought the site out of foreclosure from BB&T for $4.5 million. Regent has considered it a prime downtown property, but it’s also expanding development into cities such as Savannah. Last year, it joined Mariner Group in developing a $500 million mixed-use project on the Savannah River. Another company, ELV Associates, is also part of the joint venture.

For Drapac Capital, 50 Ivan Allen Jr. Blvd. offers 1.4 million square feet for commercial development.

“The area requires patience, but the city is rapidly urbanizing,” said Chief Operating Officer Sebastian Drapac. “It’s being fueled by potent drivers, most importantly population growth.”

The city added 52,000 new residents between 2010 and 2017, according to Census estimates. It expanded by 44,000 during that same period, according to Economic and Social Research Institute.

Allen Plaza is just a block from the Civic Center Station, a draw for companies that want to be in walking distance of transit, and two blocks from Centennial Olympic Park. Once the deal closes later this year, the site would bring Drapac’s urban land holdings in Atlanta to just shy of six acres.

I think taller skyscrapers are a bit over-rated and many good things happen at the mid-level, but this happens to be one key property I'd like to see for truly visible, premium development.


It lines up with the connector and initially in the development plans this property was to be a tower that would be taller than what was developed on the other side of the road giving two buildings/companies premium visibility that is protected from being blocked from others being built in front of it to the north.


This is one of the best ready-to-go prime high-value commercial lots in the city.
