We are currently in Milton. While this is a great lifestyle if you like quiet and stately homes with large lots and clean air with plenty of room to roam, we are urbanites at heart and by birth. We miss the city atmosphere although really do like where we are too.

I know we are not too far from Atlanta, and some might advise to just stay put and make our weekends in the city. This is not out of the question at all, just one of the options. The other would be to find something in a nice area but with less square footage, as our second daughter gets ready to go to college (and it will likely be GT). At our current 5000+ sf, we feel this is too much house already and when she leaves I'm afraid we could get lost in here.

We were out walking at Chastain Park the other day and it's a really nice area. Not sure if we can get what we want within budget though, which we really want to keep under $700k even though we could go higher. Ideally, it would be that or a similar area, a smaller home (anything between 2000 and 3000 sf) but hopefully with a decent sized yard.

We are not ruling out condo living entirely, and yet another possibility involves our dtr living with us while she goes to Tech (the older one also went to Tech and her on-campus experiences weren't the best). So she may be open to the idea. But I suspect Chastain is a little too far away from GT; what do you think?

This is a fairly new idea and it may be out of left field but I figure I should explore it to see if it might make sense.

You should have no problem finding a home that size in Buckhead for that price.

I would not do a condo with your budget. The condo market is still very iffy and it's hard to tell which properties will hold their value over the long term.

I just don't see how Chastain Park is going to fit the urban lifestyle, though.

It's quiet with room to roam just like the suburbs. I don't think you would find the actual lifestyle much different, you would just have quicker access to the city. If that's what you're looking for, great, but if you're looking for actual urban living, I would think other intown neighborhoods would fit the bill better.

Have you considered Morningside?

Chastain is a great area. My parents still live there but like ATLJTL stated, it is not very urban.

You have a ton of options in-town with the price range you mention. 700K+. You can buy pretty much anything in most any neighborhood.

What type of house and size do you like? Older homes (pre-WWII)? Besides the price-uncertainity, I would avoid condos or townhomes since most of them have tons of steps and levels when they are built in-town. Do you like Midtown or prefer Buckhead? Good luck. Chastain is nice, but it does have a suburban feel to me overall.

I'd highly recommend Garden Hills, Peachtree Park and Peachtree Heights East. Gorgeous old intown neighborhoods in your price range with a very nice urban vibe.

Brookwood Hills is one of the best neighborhoods in Buckhead but I wonder if you can get in there for $700K?

Well in Brookwood Hills there are a few listings around 700k. There is a gorgeous house listed for 749k but there are power lines really close.

There are homes also available in Ansley Park, Morningside-Lenox, VA Highlands that would meet your criteria. There are some nice town homes under 700k at the Brownstones on Habersham. The one listed at 699k had Viking appliances and looks stunning, there is also another for 475k.

I am so glad to hear somebody from the suburbs wants to move ITP!
