Hello everybody,

Hope you are all having a good day. I am studying stock market analysis and in the upcoming months will start taking courses to obtain my real estate license. I have lived in FL for the past six years (PA before that) and am considering a change. What I am looking for is a place with a younger aged population, I myself am 18. Although I am not a party animal so party towns are not required. I want to meet smart women, not just easy ones. I am looking to buy a piece of real estate up to $100,000 as a investment. My plan would be to live there a few years while (hopefully) the economy picks up and then I would either rent the place out or sell it. I am definitely looking for a more modern and cleaner place. It does not need to be in spitting distance of the "hot-spot" but it would be a big positive if it was in a five-ten minute driving distance from many restaurants and hang out areas. On more of a side note, I might be getting into the real estate business so if anybody can comment on if there is a need for real estate agents, that would be also great.

It feels so ironic coming here and asking for help when I want to be getting into this business. I guess we all have to start somewhere.

On another side note: I am not attending college and wont be.

wow— you're jumping right in aren't you? a word of advice— enjoy being 18, wherever you are, it goes quickly. i'm 21 so i'm pretty much the same age, but you can do a lot of things when you're young that you can't do when you're old.

anyway, it looks like you've been checking out pittsburgh and orlando also.

first of all, real estate— are you interested in getting involved in the homes themselves, or are you just going to work as an agent. have you considered flipping houses? meaning, buying less desirable houses, getting them restored and selling them at a high profit margin? if so, intown atlanta is probably where you want to live— there are some newer homes here but the older ones far outnumber the new ones, and many of them need work.

if you're just trying to sell new homes, the northern suburbs would work the best, there's a lot of growth there and it doesn't seem to be slowing anytime soon.

Most options in the $100k range are either going to be out in the suburbs, and hence not 5-10 minutes from the "hang out areas", or in parts of town that are very undesirable (read: need bars on the window and a gun by your side while you sleep).

Hey Bryan,

Thanks for the reply. I am in the early midst of the search so I will most likely be checking out another few hundred cities. My general plan is to buy a home and live there as a investment and while I live there I will further my knowledge with swing trading and maybe even be a agent. After a few years I may sell the house and then start flipping, depending on my capital at that moment in time. Right now i am just looking for a nice place to live with a modern and clean home for a reasonable price. I am fine with having to drive to where the agent "me" is needed.

Hey Bob, thanks for the reply. I don't mind living in the suburbs as long as there are restaurants and commodities in close range. If you could give any examples of specific neighborhoods that would be fantastic.

We're up in Canton, andeven with the slowdown in construction, theres still plenty of activity up here. There are plenty of restaurarnts and shopping centers, and you can definitely find something under $100k. I'd look in Cherokee County if I was in your shoes.
