Yes, Sarasota has the downtown and the marina right there as well, but...flat land just does not appeal to us

We also, want to find lake property again. Love the view of water everyday and really can not afford OCEAN front in Florida, even now.

We do love having mountains near as well.

From what I have read, GA will not have the humidity all year either, but then it has a cold season that FL does not. Still, the mountains/hills in an area are a huge draw for us.

It sounds as if you have spent time in Sarasota, yes? If so, did you like it?

Downtown Gainesville is walkable in the sense that there are sidewalks and it's a free country. Unfortunately, there is not a ton of things to do in the downtown area. There are some decent restaurants and the GA Mountain Center is right there. Otherwise, there's not a whole lot there.

Gainesville has alot of potential. It has the lake right there.Its downtown is set up in a grid pattern which could become great walkable downtown. It has an amtrak station that could easily acomadete a commuter rail line in the future.

I see gainsville as being a great satalite town to atlanta like Aurora is to Chicago.

Its downtown could use some work though.
