My wife and I currently live on 4 acres in the mountains and are planning on moving to TX or GA later this year. We want to be in the country, hills or mountains preferably, on an acre plus and within 30-40 min of Atlanta if possible. We are not looking to buy right now, just rent. What areas would fit into what I described so I can start doing some research?

There aren't really any mountains within 30-40 minutes of Atlanta outside of little ones like Stone Mountain and Kennesaw Mountain and neither of those are in "country" areas. Check out the areas between Jasper/Dawsonville/Gainesville where you would be close enough to do stuff in Atlanta if you want but also at least getting up in the foothills.

If you just want a rural area and don't care as much about the mountains anywhere around or past Cartersville, Dallas, Douglasville, Canton, Cumming, Buford, Covington, and Dacula you can definitely find plenty of land.

I would also suggest the areas around Dawsonville.

You're in the foothills of the Appalachians, but not far from the actual moutains. But you're also close enough to Atlanta to have some city amenities and not just another town in the middle of nowhere.

It's further than 30-40 minutes, though.

South Fulton (Fairburn, Palmetto). Doesn't meet mountain requirement, but it's hilly like the rest of the metro. Far and away the most country area anywhere near 285.

Chances are pretty good, you would have to go to the outer burbs / exurbs for what you are seeking. I would start with areas about 40-50+ miles from downtown Atlanta in any direction. Such outer counties would include: Barrow, Bartow, Paulding, Cherokee, Forsyth, Spalding, Newton, parts of Henry, Walton and Hall.

The far out areas west and north of Atlanta are generally slightly hillier, while the southside is a bit flatter, but not significantly.

30-40 minutes will only get you halfway to the outer edge of suburban Atlanta.

yeah, like the previous posters said— atlanta is really spread out pretty far. expect to drive an hour from the core to really get to "the country". you might consider looking out in west georgia— there are some smaller mountains to the west of atlanta and i don't think it's as long of a drive as it is to the mountains in north georgia— which is an hour and a half drive or so.

You're probably going to have to go more than 30-40 minutes out to get what you want. We're buying a 4-acre horse property with a barn up in Canton this week, but it's the 45 minutes from downtown Atlanta without rush hour traffic.
