Camp Creek/Enon Road/Regency Oaks/Sandtown Area.. (Atlanta, Smyrna: appointed, real estate)

Hello all,

I am contemplating going forward with a purchase within the Regency Oaks subdivision in camp creek off of Enon Road and would like any input or opinions on this particular subdivision or area of town.

I am not married but in a relationship, female, 26 years old this year,no kids for 5 years at least, young professional. How do you rate this area/neighborhood? Will I hear plane noise? Will the commute to the city be okay for occasional partying in the city on the weekends?Am I too far out?

I will be relocating from NY so looking for peace and quiet and a nice suburban neighborhood that will still get me to the action within decent time. Also, moving down to check out areas I like before purchasing is not an option right now but i anticipate working within midtown atl.

So far Ive heard the camp creek marketplace is hectic, traffic on camp creek is bad, and speeding is a problem...anything else I need to know about? Im disappointed that there seems to be no nearby Walmart, how about supermarkets etc?

A new Walmart is being built off Cascade Rd @ exit 7 to open later this year or next year.

The Wal Mart on Camp Creek/Thornton Road in Douglasville is fairly close though.

You will definitely hear plane noise while outside. We looked at this area several years ago and it seemed planes were flying over every minute or so. It was a turn off for us. Inside though should not be a problem. If you are going to be working in the Midtown area commute will not be great (45 minutes- hour or so) and getting into Atlanta for night life will probably take 30-45 minutes or so. I am not a big fan of that area and would suggest you also consider Vinings,Smyrna, Peachtree Corners or Brookhaven. Will be a bit more expensive but quality of life, schools and overall suburban feel and environment will be better than the Camp Creek area. Lastly why not rent for 6 months to a year to get a better feel for the area before you make a purchase decision? Just my humble opinion.

That's a beautiful subdivision but it seems like a lot of house for a young single person.

Wouldn't these areas be a lot pricier than Camp Creek? What would a typical 4bed/3bath 3500 sqft with basement sell for?

It will be, but I am looking towards the future and also wanted to take advantage of the market, and low interest rates........its definitely been a tough decision...getting cold feet for sure.

Vinings, Smyrna and Peachtree Corners probably $350,000 -$400,000. Brookhaven $400,00-450,000. But you get what you pay for and as they say the three most important words in real estate location,location,location. There is a reason why homes are cheaper in the Camp Creek area. Also why do you need such a large home for just yourself?

IMO would be better off with a little less home in a more desirable areas like the one's mentioned. I have adult children your age and would advise them the same way.

Those prices are double what I am paying for for 4800 sqft! I know location is very important but coming from a 200 sqft box in NYC its pretty hard not to go where I can get the most for my money.

I imagine those areas are a lot more developed and more diverse but is camp creek dangerous? I am not very concerned about schools as I won't have school aged children for another 10 years.

What do you think makes the areas you speak of much more desireable than camp creek other than schools?
