Agree
East Point would be the best choice for re-development. I think it needs something like the Ft. Mcpherson plan to start it off. The entire south line has ton of potential. Investors would do the same thing they're doing now around SS/Medical Center stations. Create a more urban environment around the stations, and keep the historic homes throughout those neighborhoods.

East Point has massive potential and much of what would make it a great place to be is already in place. What's missing is competent leadership.

It's really hard for me to imagine College Park or Hapeville improving significantly. Maybe it's because they have cried wolf too many times. I've been hearing these areas are set for gentrification for almost 20 years but they're still...well, they're still the way they are. A walk through downtown Hapeville reveals its tough to imagine that being desirable any time in the next 25 years. And I've never heard of any area in the flight path of a major airport experience significantly increasing values.

So even though I don't know much about McDonough, I vote for it through process of elimination.

I am surprised to hear that. McDonough used to be a really laid back, bucolic area.

Some parts of College Park look good, but I was recently at an event off Old National Hwy and that area could seriously use some development. Maybe the cost of maintaining older properties is a factor but it looks seriously blighted. For a few blocks, there was almost every fast food chain in the nation and then it looked like a wasteland. Based on the traffic, clearly a lot of people still live there but I think that may be due to trying to get out in order to access things.

I did like the section of Fayetteville I saw along GA-85. I think it has potential.
