Hi everyone. We are looking to purchase a home in the near future and I was hoping to get some advice. Currently we are renting in Johns Creek and like the area but we've heard some things about the schools that turn us off, namely how competitive it is. That coupled with the tax issue makes us think we will look into Forsyth county. My husband works in Alpharetta off 400 and Old Milton. Does anyone have any insight into the school zones for South Forsyth and Lambert. I have heard there is going to be some rezoning and that South Forsyth's desirability isn't what it once was. Is this true? The South Forsyth area would be ideal for us but we don't want to buy in an area that is going downhill. Can anyone provide insight? Thanks!

The commute from South Forsyth is still more than 45 minutes in rush hour. I was considering to buy a house in Lambert but the commute won't work for us. The tax does not make that big a difference. After 10 years, even Forsyth will be as competitive as Fulton.Depends what are your needs. What grade are your children in? If you want to buy in Forsyth , you have high chances of getting redistricted as Forsyth is supposed to open 2 new high & middle schools in future. I have not read good reviews about South Forsyth on Greatschools.net. Some people would say that we should take the reviews with a grain of salt. Another thing to keep in mind is that a job in downtown, will be very difficult if that happens in future. So think what suits you the best. Lambert is the best choice in Forsyth.

I don't mind competitive and want a good school of course, but things I have heard about Northview are a little too much. I have read that parents are moving just to avoid the high school. So you are saying if we live off exit 13 in the South Forsyth district that it will still take him 45 mins to get two exits down?! I was leaning towards South Forsyth b/c of the proximity to 400 but if it's still going to be that long then I guess we should just look in Alpharetta. So where did you end up if you don't mind my asking?

For years, I only had experience with the private Buckhead schools. My son, now, is in high school at Lambert. I am sort of a hovering parent and stay involved in his academics. I am very impressed with Lambert, it's curriculum, its extracurricular offerings and its teachers and staff. I honestly feel that he will be as well prepared for college as he would have been attending Westminster.

Right now I am in Marietta & doing relocation research as well. I don't want to go to Northview bcoz of the same reasons. Many people r moving out. I am considering Chattahoochee high cluster . U can consider Milton high as well if traffic is not a problem. We liked the location of Chatthoochee high more than Milton in terms of commute.

We did the dry run & it took around 45 min from exit 13 on a weekend

We did it from Riverbrooke subdiv as wanted to stay as close as possible to lambert to avoid redistricting

45 minutes from Peachtree Pkwy to old Milton is a stretch, but not unheard of. That would have to be at the height of rush hour under the worst weather conditions. Even before 7am, I've seen where 400 is pretty packed in southbound coming into McFarland, but it appears to be moving. The only other way it would take 45 minutes might be by skateboard.

Haha, thanks DJDeadParrot. I thought that sounded crazy, but now I think the poster meant that he lives off exit 13 near Lambert which makes way more sense.

I work in Alpharetta near your husband (like 1 minute away).
My commute will be from exit 14 on 400 to exit 11 (windward pkwy).

This has consistently taken me anywhere from 12 minutes to 25/30 minutes.
If I take back roads I can consistently make it an 18 minute commute. Just my 2 cents.
