The city doesn't have very good water features. Roswell, on the other hand, was built as a mill town on Vickery Creek, which meets the Chattahochee maybe a half mile downstream from the mill.

Looks great, but God bless that traffic on Holcomb Bridge Rd. I used to live just off that road in Roswell and I'm glad I worked non-traditional hours when I did. The couple of times I got caught in that rush hour traffic I wanted to hurt somebody.

Years ago there was a proposal to flood the civic center property and create an intown lake, with development around it. Given the topography it's very doable.

Since it's up for redevelopment, maybe somebody will do something along those lines.

This Roswell project looks terrific and should serve as an inspiration!

Why would a developer do that when he'd get a lot more for redeveloping the entire property?

Downtown doesn't have a water feature and that's fine; Atlanta's not the only city for which this is true.

This is a great looking project. I like that they want to preserve almost half of the property, it's gorgeous out there.

Well, that's the obvious initial objection but it's not necessarily the end of the story.

There are many ways to do things like that. For example, go for a density bonus or other concessions. Get Watershed management involved (Think about the O4W park). See if you can get green infrastructure credits. Charge a premium for waterfront properties. If there are environmental issues with the existing property look for brownfield improvement funds. Etc., etc.

I don't think any of that is worth it at that site just to say that Atlanta has a downtown water feature.
