Nice.

I really like Fuqua stuff. Urban meets suburban, with simple and modern aesthetics.

If you told me in 2006 that Reynoldstown would have a Cinebistro and Sprouts in about 10 years, I would have had a hard time believing it. This neighborhood has changed fast.

I hope Homegrown can stick it out in that spot, but I wouldn't be surprised if all of the land across Memorial (Homegrown, that auto body shop, old Wonderoot building) gets bought up soon.

- CinéBistro -- I've never heard of this but it sounds cool enough
- Several restaurants
- 20K sq ft fitness center
- Max retail footprint 35K sq ft, not big boxes
- Parking will be in decks hidden along I-20

More news comes from Fuqua's zoning application (he wants to rezone the industrial site to MRC3 mixed-use):

- Both residential and commercial units
- New public streets (!) divide the site into four quadrants
- Holtzclaw and Gibson Streets are extended into the development

Combine this with the previously-announced news that Fuqua wants to provide a right-of-way on his site for the future streetcar route, and I am cautiously optimistic this is going to be a win for my neighborhood and the east side.
Nice! So far looks like this is going to be a good development!

I don't understand why Fuqua couldn't do this with the site in Grant Park as well. It would have been so much more fitting to the neighborhood to have small footprints, extend the grid pattern, and have a dense development. What made the Reynoldstown site, which is right behind the GP site, different? GP fought tooth and nail just to get the half-*ss development we got, and Reynoldstown didn't even have to ask for concessions with the first site plan!

We have been to the one in Brookhaven and I like it.

Big cushy seats and the menu is not bad.

It could be that Grant Park, Glenwood Park, and Ormewood Park fought so hard for something decent in their neighborhoods that Fuqua Development decided it would be cheaper to build something Reynoldstown would tolerate right off the bat ( but perhaps more costly to develop) than to propose something less costly that could get tied up for years, like Glenwood Place. If so, I'm pleased that our fight could result in something more palatable for an adjacent neighborhood. I don't think Fuqua counted on so much opposition to Glenwood Place and the time and money it would take.

I think the fight GPNA gave Fuqua definitely helped us out. Also the fact that Leggett & Platt had already commissioned a study recommending the newly reconstructed street grid.

It would be nice to see Paces, develop a street grid and get Woodward extended thru to this site and create a bike boulevard, via Woodward to give a safe, convenient, alternative to Memorial.

Not only that but on Memorial Drive! It is remarkable how the city is changing right before our eyes.

Homegrown is too much an institution to not be in the area somewhere even if their current site gets redeveloped.

No kidding. I haven't even lived here for two years, but I did not envision an organic grocery store opening within half a mile of my house anytime soon given the state of Moreland and Memorial when I moved in.
