There's new commercial development continuing to be built along the Georgia 124 (Scenic Highway) retail corridor north of U.S. Highway 78 (Main Street/Stone Mountain Highway/Athens Highway).

There is also new residential development being built north of the U.S. Highway 78 corridor in the attendance zones for Brookwood and Grayson high schools.

The town center area in Snellville remains in the very early stages of development but seems to have some upside and some potential over the long term.

Relative to other Gwinnett towns, Snellville is very late to the game in terms of developing a "center." Snellville is sprawl within sprawl, with older strip malls radiating east and west along 78 and north along 124. Snellville seems like the only Gwinnett town yet to develop a "downtown."

Norcross, Duluth, Lawrenceville and Buford all have excellent downtowns. Lilburn and Peachtree Corners are working on it as well.

I say give Snellville a little time. Look at the way areas like Perimeter, Midtown, Buckhead and Cumberland have radically changed in a matter of decades.

The quality-of-life in the area is generally regarded as being pretty high overall with an overabundance of retail amenities along Georgia Highway 124 on the north side of Snellville and a few more retail amenities east along US 78 through the Loganville area.

Though the quality of the schools are regarded to be higher north of US Highway 78 (in the Brookwood and Grayson clusters) than they are south of US 78 (in the Shiloh and South Gwinnett clusters).

The quality of school clusters can generally be placed in this order:

1) Brookwood cluster (...a cluster that is anchored by a school in Brookwood High School that is regarded as one of the top public high schools in both the state of Georgia and the entire Southeastern U.S. south of Northern Virginia)

2) Grayson cluster (...not quite as highly regarded as the schools of the Brookwood cluster, but still generally regarded as being a very high quality cluster of schools)

3) Shiloh cluster (...this cluster of schools is not regarded as highly as the schools of the Brookwood and the Grayson clusters, but the quality of the schools in this area has managed to remain much higher than they often given credit for despite the shifted demographics of the area south of US Highway 78)

4) South Gwinnett cluster (...this cluster of schools has not handled the dramatic demographic shifts of the last 15-20 years south of 78 as well as the schools of the Shiloh cluster have, but the quality of the schools here still remains adequate and better than many areas of metro Atlanta and the nation as a whole)

The quality of the schools in a given area will be reflected in the home prices in that area.

Generally, home prices are noticeably higher on the north side of US Highway 78 (in the much more highly-regarded and highly-touted Brookwood and Grayson clusters) than they are on the south side of 78 (in the less highly-regarded Shiloh and South Gwinnett clusters).

Snellville was formed literally at the intersection of 124 and 78 (or whatever roads they used to be). It's the ultimate in a city formed when suburban sprawl from Atlanta made it out that far (I think Johns Creek is another example). All those other cities had actual grid downtowns long before suburban development took hold in the area. Even Lilburn had a small (very small) area at the RR. Suwannee built a new town center but there's still the old downtown.

Grayson is similar, it's basically the intersections of Rosebud, GA 20 and GA 84.
