Working in Smyrna, where is the best place to live if you are looking for the following?

2000+ sq. ft.
up to 350K
Nice family oriented neighborhood (2 children, age 11 and 3)
Good Schools
Want 1/2 acre or more and ability to have a 2 car detached garage as well as 2-3 car attached garage
Looking for newer construction. Can build detached garage once we are there.
Maybe there are some new subdivisions already in progress that would allow the additional garage.

If you don't mind a 20-30 minute commute depending on exactly where it is, ask a realtor to show you place in the West Cobb area, approximately 4-5 miles North of Powder Springs, perhaps in the area of the Avenues of West Cobb (higher-end shopping complex).

I agree with atlgreg, although you could find a ranch in the area with some land to do the same.

Second thing I'd do is not use my full name on forums.

Also- make sure you drive to your workplace from the house you might buy- particularly at rush hour in the morning and evening- it will give you a real good taste. Smyrna has grown and grown- I know Atlanta Road can get really bad. The East-West Connector backs up too.

I don't know much about the schools in that area (public). I know Teasley is supposed to be a pretty good elementary. As for private- Whitefield in Mableton is very popular - it is a Christian school.

PS- not sure how much luck you will have in the 350k price range and wanting 1/2 acre and 20 minutes from Smyrna... you said newer construction and I don't think that will be possible.... now an older 70s house might be.

Would the area you are speaking of be a Powder Springs address?

Some of that area has a Powder Springs address - some of it has a Marietta address, depending on how far East you go once you go North on New Macland/Old Lost Mountain Road (same road - name changes as you go North). Once you get to the Avenues of West Cobb area it's a Marietta address.

I live in the town of Powder Springs. Over the last few years *some* neighborhoods have gone downhill and it's topsy-tervy right now in terms of which way it'll go, which is why I suggested going North of the actual town limits and not into the town itself.

For homes built in the late 90s, you'll find some options in your range but you'll have to settle for less than 1/2 acre. Many of these communities have parks in the areas, trail access, and some even have their own pools and tennis courts so you may not need a big yard. There are some communities off Concord Rd near the covered bridge, such as Bentley Park, some off Camp Highland, and some off Kings Springs, Cooper Lake and Ridge Rd. Most are in the King Springs or Nickajack school districts, though some of Ridge Rd is in Teasley.
