Thinking about buying a house in the Riverbrook community in Decatur, GA zip code 30035. I know much of Decatur near the city has been gentrified. This neighborhood is not yet gentrified however it's nice and quiet and full of old folks. Just wanted opinion on the zip code and whether gentrification will come down 30035. Also it is 23 mins from Downtown Atlanta. The house is in great condition owner was very meticulous. Thanks in advance for advice and opinions

Gentrification is a ways off for this neighborhood. While it has a Decatur mailing address, it's not what people think about when you say "Decatur." It's separated by our perimeter highway from the actual Decatur and Avondale Estates areas.

I have a cousin who lives in that subdivision. While the subdivision itself is a nice, mature subdivision, there are a lot of surrounding areas that can be a bit sketchy.

May not be the quickest return on your investment!!

What are some of the nicest areas of Decatur? I've not spent much time there.

30030 (Oakhurst, Winnona Park, the MAK District, Lennox Place, Great Lakes, Sycamore Ridge, Glennwood Estates, Decatur Heights, Westchester Hills/Chelsea Heights, and of course, Downtown Decatur)

I bought a great little home in 30032. It has quadrupled in value in less than a decade. It has not been without some issues, mostly petty theft. All my neighbors have become like family though. And this area is super convenient to Downtown, Midtown and Downtown Decatur and Druid Hills.

My point is there are still a few homes around in 30032 worth checking out.
