Hi everyone, we are thinking of buying a home in Mableton pretty soon- we are only familiar with the area through internet searching and this forum. My question is for those of you who have lived there for a while or are familiar with the place, do you know of any new developments (like food-chain stores, malls, etc.) for the town in the near future? or that are underway? I know a charter school is supposed to be opening soon, but anything else? thanks for your help

Mableton is getting better but I wouldn't move there if I had kids that I planned to put into public schools, not yet anyway. There is a nice private school off of Pebllebrooke road. This area has alot of newer 700K plus homes and most of the people send their kids to private schools.

There's been some newer lower cost homes going in off of Veterans(aka Bankhead), there is a new publix and other stores right across the street. I heard there was a plan to put in a development similar to Smyrna Market Village in the same area.

International Academy of Mableton is opening this next school year -- but admission will be by lottery. Primary Enrollment Zone - any household that is part of the 30126 zip code

Over time, it will be interesting to see what happens. Between IAM and their sister school IA Smyrna (which also has its own primary enrollment zone) they turned away hundreds of students and they are both going to be big schools.

For your information, given what I have read about the communities and the effort involved to start both these schools, I would say that there is a regeneration of the communities there.

You have to decide if you can live in such an area -- as a pioneer. For some people it is great, for others it is not so much for them.

Default Mableton

I just bought a home in Mableton because of the commute time to downtown. The area itself is OK but my subdivision seems to be very nice and acomidates my needs. The only negative is it's proximity to shopping, other than that I like it.

Mableton is at the early stages of becoming an incredible city to live in and eventually play in. With major developers like John Wieland, Paul Thomas, and Mc Car Homes building sub-divisions in the area, you can expect some major changes in the area. There are no "immediate" plans for major retailers or malls in Mableton at this point, but there are major plans underway for restaurants and boutique shops on Veterans Memorial and also Floyd Rd. near the Mable House Ampitheater (great for spring/ summer concerts). I'm not sure of which restaurants or stores at this time, but I am certain that they will cater to that particular demographic. I also agree with latminutemom as it regards being a pioneer. Believe there will be major changes in the near future and you can be instrumental in those changes by getting involved. <EDIT>

I am thinking about moving to Mableton, one of the homes that I was looking at is in the Liberty Woods subdivision, since I am not from Georiga I know nothing about the area. I was wondering about the crime in this area, also what is the Bankhead Courts?

I don't know anything about Liberty Woods (it's just off Floyd Road, I think, in central Mableton?), but I think it's been mentioned here before.

The Bankhead Court Apartment complex is an area to avoid (it's in the area known as Bankhead which is on the other side of the river and the I-285 "perimeter" freeway from Mableton). It may be better these days, but Bankhead does have a historic reputation for rather high levels of crime. It's also several miles away from the Liberty Woods subdivision.

After a little searching, I think the Liberty Woods subdivision (A) and Bankhead Court (B) are located here.

Most of the new development in Mableton is happening around where Buckner meets Veteran's Memorial, and on Floyd. There's Providence and another John Weiland community going up near Buckner and at the corner of Oakdale and Vet. Memorial. The one off Oakdale is a mixed retail/condo community. Providence is a community with conventional homes and small wooded areas with walking trails, pool, and tennis. There's also quite a few nice communities in that area that are 3-5 years old. Once Bankhead Courts is gone, the Oakdale area will take off. Bankhead Court is about to be torn down, but I wish it'd happen faster. The river near Oakdale is also going to have a park added in Smyrna, right nearby, along with a Silver Comet Trail extension to the river park they are putting in there. The biggest and most expensive homes in Mableton are in neighborhoods off Fontaine, Cooper Lake, and Buckner.

The neighborhood where Clay Rd meets Floyd is cute and has potential to be like the center of Smyrna some day. You're probably better off choosing a home on a main road in the center of Mableton than in a subdivision if you're looking for a quicker increase in land value. In Smyrna and Mableton, in the urban parts, developers generally target and improve lots on main roads first.

The difference between the two areas is that the center of Mableton is more urban and the areas down near Buckner and up Floyd is they are more new suburbanish vs Mableton center being more of a city grid. I think the center of Mableton has the most upside potential for real estate based on what I've seen happen in other cities.

I live in Smyrna now (near Mableton + Vinings), but when I believe my home value has capped out, I will be moving to a larger home in Mableton and ride the wave again. I think I have $200k more of value to gain before it'll make sense to cash out and move to Mableton. I'll probably buy a lot somewhere close to Mableton center at that point.

There is supposed to be a big Target shopping center going in on the right side of S. Cobb Dr., just outside 285. It will take the place of that apartment complex that is there now (think it is called Aspen Woods or something). Also, the new J. Wieland development on the corner of Oakdale/Discovery and Veterans is mixed use, but not sure what restaurants/shops will be in there.
