While I have never been to any of the aforementioned neighborhoods, I do know the area. To me, the best bet would be Victoria Park. I say that really just based on location and that it is located in the Mill Creek cluster. It tends to be a more affluent system compared to Dacula. All are in good locations, although Auburn is pretty far out for me. Just something to think about...

I don't want Auburn if it far out. I'm used to suburban life, not rural. I need conveniences within 5 min from....stores, restaurants, etc, Yet still drive home to my community and not feel the hustle bustle.

Personally, I would seek the Mill Creek cluster if you're looking at Dacula. Did you search those subdivsions I sent you prior by DM?

Try using the metrobrokers dot com site, you can search by schools, price range, etc. if you're not already.

Also, some more you might want to check Waverly Place, Ashton Woods (I think it's called), Apalachee Crossing, and I will try to think of some more for you. Also, you should know, that in this market (and most all markets) you can negotiate off the price if the house is not competively priced already. There's a house in our neighborhood that has been on the market over a year because they won't get right on the price. Ironically, it's listed with the agent that I suggested to you. So don't be afraid to look in slightly higher price ranges, is what I'm trying to say. When we closed last year, we got $14k off list and the market is in worse shape now.

Check out homes in Dacula's Archer Cluster. It is an established area with several parks and excellent schools. Wolf Creek had problems with mortgage fraud a few years ago, they have had several foreclosures, and there are a lot of rentals. Drive down New Hope Rd in Dacula and you will find several well kept established neighborhoods.
