Hi All,

It is a great possibility that my husband and I will be transferred from the suburbs of North Houston to Austin. He will be working off of 290 between Springdale Rd. and 183. We've been thinking about the Round Rock/Pflugerville area.

We've actually been to Pflugerville (very briefly) and thought the Falcon Pointe area would be a decent place to live. Also, I've found a few houses online in the Round Rock area, but I'm not sure about the neighborhood(s). Are any of you familiar with the Sonoma community? We're looking in the $200-250K range. We'd like to stay closer to $200K, if at all possible. We want a safe neighborhood and one where the people keep their yards well maintained. We'd also love to be in a neighborhood with trees. Are there any established neighborhoods with nice trees in the RR/Pfville area in the $200-250K range that are safe and well kept?

Also, is Cedar fever a Texas thing or only an Austin thing?

I've seen a lot about the west side of town, but it may be too far of a commute and out of our price range.

I live in Sonoma.


The neighborhood is kept in good condition and the neighborhood is very safe. The schools are good, there is a middle school and elementrary school in the community. There is a newly built high school less than a mile up the road from Sonoma.

There are two parks and two swimming pools in the community. They are kept in o.k. condition. The HOA is o.k. Volunteer board, management is with Goodwin.

Thanks for the information, Rose Red. We don't have children, but I believe it is important to live in a good school district.

What are the HOA fees? Is garbage pick-up included in the HOA fee?

Garbage pickup isn't included in the HOA. That's the city of RR and it's a little over $15 per month.

The HOA fee is currently $476 per year, they bill semi annually. I think it's kind of high. They spend tons on landscaping.

Rose Red, thanks for the info. Our current HOA is $599 (I guess they think they've fooled us with this pricing tactic) which I think is outrageous. They love to spend money on the pool, a new park on a vacant lot, etc. They seem to be constantly spending money. I guess I don't have much of a right to complain since I don't attend the meetings. Maybe we will get involved one of these days. I just have a feeling it would be a maddening experience.

HI we have just moved to Round Rock, in the Fern Bluff neighbourhood, which is just off 620. The local elementary school is very good. Our neighbourhood is around 20 years old and it is very green with established trees. Our HOA fees are $12 a year, non mandatory but we don't have a neighbourhood pool - although there are plenty of parks, running tracks and tennis courts. There are two very nice neighbourhoods next door to us that feed into the same school - Stone Canyon and Cat Hollow. Both have pools. You will find something lovely in your price range in any of these areas.

We live in Mayfield Ranch off of 1431. It has a pool, park and the elementary school is in the adjoining neighborhood and is new. We are only here for 3 years so we are renting but we like it. Our home has a decent sized yard with lots of trees. Some homes here hardly have any trees though.

Lake Forest is great in Round Rock. Also, I forget what the neighborhood is called but one of the main roads in Ambrose. It is right off 10th street down the road from the library and high school. I know several people that live in that neighborhood and have lived there for years. Another good one is...crap I can't remember the name of that one either but the main road through it is Rock Creek Dr. off of Phinig Ln by the Park Crest middle school. The neighborhood is huge so there are a lot of options. I know plenty of people that live in that area as well. I lived in Pflugerville for 16 years, Round Rock for 2 years, Hutto for 2 years and now I live in Austin. If you have any questions about the area I can help you out. Oh yeah, and Falcon Pointe and Black Hawk are cool too. They have the new elementary, middle, and high school all right next to each other if you have kids and they are all good, new schools. I used to live out at the end of Kelly lane where it runs into Weiss lane and I remember when they first built those neighborhoods and schools along with that crazy toll road.
