Thanks for the update zee...it's a little frustrating to see posts come and go with a few questions asked/answered and no follow-up.

I had forgotten my post in this thread a year ago...I honestly can't say I've heard of Bauerle Ranch outside of this thread; but, as you can see by my location, we ended up on the north side last summer.

Are you happy with the development(or not) in the area? Traffic? Access to services? Just wondering...

The interesting thing is that most of the schools in round rock are not very good. Westwood and about 2/3 of the schools that feed into it are good, but the rest are just ok or are bad.

If I had planned on having no children, and my financial advisor told me to pay an extra $15,000 per year in taxes and interest on a house because of "good schools"....I'd fire him.

What if this was a savings account? Has anyone here ever heard of putting $100K in a savings account, then paying the bank $15,000 a year to hold it, then getting paid back $80K down the road when cashing out?



I'll explain: The price for "good schools" in SW Austin was about 100K extra per house during the bubble period ending circa 2007-2008.

To maintain 100K extra in mortgage interest, taxes and possible PMI, this would burden the homeowner an extra $15,000/year! - for something they wouldn't even use! That's money that went straight into the bank's pocket while paying $0 towards your loan!


I am wondering how the investment in "good schools" worked out for those who bought in Meridian at this time (2007).

median sales price: down ~$6,000




Meridian:

average sales price: down ~$12,000
median sales price: down ~$48,000

I am glad that the poster paid extra not to have that "Akins thing" hanging over his head and decided to go with their emotions instead, by buying on the "good side of Mopac" like everyone else was doing at the time.


Not only did they lose more equity, but they have since paid more in interest and taxes for the privilege of losing that money.

What's more disturbing is that the prices in Meridian not only tanked, but the size of the houses ballooned. Ouch.

Here are some of the neighborhoods to east of Bauerle Ranch - all attend Akins, and all have faired just as well or better during this period.

RimRock is located in Dripping Springs ISD southwest of Austin in the Texas Hill Country - Rim Rock
