We are looking to relocate to the Austin area soon (employment details being ironed out, a house to sell first, etc. etc.)

We took a trip to Austin over Thanksgiving to explore various communities. Does anyone live in West Cypress Hills, or know someone who does? We love the area, but are concerned about the commute time, traffic, the way they supply water to the community, etc.

Just looking for some personal perspectives.

Same questions regarding the Avana-Esquel development that's part of Circle C. Any insight is appreciated, including areas/communities that compare to these, that you like better, etc. etc. Thanks!

What I know about these two:
Circle C is prime location, ideal. You will still have traffic in prime times.
West Cypress- a friend lives there and is happy. Normal water, normal everything. Commute time is good or bad depending on where you are going.

Commute would be 71 heading east to FM 2244 (Bee Cave Rd) toward the Westlake area (just past 360) if that helps with traffic comments. (from West Cypress Hills area) Thanks!

I think thats 20 miles. easy commute.

Yep, almost exactly 20 miles of beautiful, winding and hilly roads and views! Just wasn't sure how well traveled those roads are, and if traffic ever gets bad. When we drove the distance several times, it took around 25 minutes, and there were other cars but nothing I would call "traffic". Since it was during the holiday, I was just wondering if the lack of traffic was "normal". ;-)

I live in Falconhead West just off 71. The only issue you would find on 2244 to 360 is right around Westlake Presby. It can back up about a mile or more... can take 10-15 minutes just to get through the one light, depending on the time.

Avana is kind of part of Circle C. It is across SH45 and not attached to Circle C but is a part of it. You can use the amenity centers, etc. and are part of their HOA. The lot sizes are only 50' wide but I believe they are kind of deep. Most of them back up to green space with no neighbors behind you. Prices have just increased 265K-320K with standard features. The kids will be bussed to Kiker. The first phase is around 163 homes. The finish out is standard, nothing too exciting but you can add upgrades/options to make it nicer. Most of the first phase backs up to SH45 so I wouldn't consider that good for resale. They are beginning to build on the lots further back. At some point, more homes will be built but will be in Hays County so your child might go to Kiker and his friend might go to Hays schools.

I checked out the model but wasn't thrilled with the homes or site plan. It is easy access to the city, 12 minutes without traffic and 20 or so with traffic. It is an ideal location but keep in mind it really is not within Circle C even though it is a part of Circle C if that makes sense.

If your price range is 380K plus for new construction, consider Meridian next door. The elementary is in the neighborhood and is brand new, opened in 2010. Resale homes are around 280K-700K.
