Yep, property taxes are not fair, which is why I think Texas should use a state income tax. That way older folks don't have to lose their homes, and those who earn more will pay more.

But Texans (and I'm a long-time Texan, so I get it) are *extremely* proud that they've skirted income tax as long as they have, and we're nothin' if not a stubborn and proud people. So my property taxes will equal my mortgage this year, and when I retire, I'll likely be one of those older folks flocking to an area with low property taxes.

One note on rural communities: It's not always an advantage. Communities that do not have businesses to pick up slack on taxes have to rely heavily on homeowners to pay for schools and roads. I'm paying a lot more in taxes to live in Hays County than I did to live in Austin proper.
