It seems like Rosedale is commanding a $100k - $200k premium over Hyde Park. Any ideas why?

It's west of Lamar and thus on the rich side of town with no college kids would be my guess.

It probably has more to do with the specific mix of houses you are looking at. Plus what is available, the really great homes in Hyde Park do not come on the market often.

Historically, Rosedale was a bit more desirable because it was out of the flight path to the old airport and contained fewer renters. Rosedale was full of lawyers and doctors 20 years ago. Hyde Park was too but mainly below 45th street.

We have lived in both, but prefer Rosedale for the same reason many of our neighbors do. Fewer dumps. Fewer apartments. Fewer students. Fewer transients/other street characters. A much more family oriented community. Additionally, with the historic district overlay in place now in Hyde Park, it is difficult to impossible to modify, update and increase the square footage of the historic homes there. This can be very limiting for families or those who plan to start them.

Roughly encompassed by:

North Loop/Burnet/45th/Lamar/38th/Shoal Creek - kind an "L" shaped area west of the Triangle
