If my job is at 6th and Congress, how far out can I live within Central or South Austin while having a less than 20 minute commute? I know I want to be between MoPac and 35, so I guess I just need an upper and lower bound on the east-west streets.

I would say 35th Street to the North and Ben White to the South. I would also assume you are leaving no later than 7:00-7:10 AM.

This is assuming no accidents, road closures, dead bats on Cesar Chavez, etc.

I agree with Car957. If you are not leaving during the heaviest commute time, you could also look in SW Austin - just off Mopac.

If you are willing to go west of Mopac you could also include Tarrytown and Rollingwood. My guess is you could also go north as far as 2222 and stay within your time limit.

I live by Wm Cannon and Mo Pac and can be at 6th and Congress in about 12 minutes. Bad traffic takes longer. There is also a bus that picks up beside the Post office on 290 that goes Downtown. My husband used to ride that when he worked 6th and Congress.

Are Rollingwood and Terrytown similar to Central Austin? Or is it more like the suburbs?

Also, just to clarify, I'm going to be driving in the mornings around 9:00-9:30 and evenings around 6:00. I should've said that originally.

Are you renting or buying?

If buying, what is your desired home price range?

Some of the areas mentioned are higher priced (for Austin) real estate.

I'm looking to buy a 3 br (prefer 4br), budget is around $600k. I know there are a lot of places near downtown that are crazy expensive

They're lovely urban neighborhoods Very near downtown (west & southwest 3-5 miles).

600K puts you in quite a few neighborhoods mentioned. Are schools an issue?
