Good input, thanks. My wife is originally from Texas and would like to return, in CA we'll pay close to $10K per year in income taxes, and we are in a much bigger house than we now need. In CA we also pay about $1 more for a gallon of gas. While that is an extreme example of he cost of living in San Diego, just about everything else also costs more than TX.

Sun City (Georgetown) is the typical retirement community. Pros and Cons.

Woodcreek is an actual city that is mainly retirees. Also has pros and cons.

Both have golf courses and both are pretty close to Austin. Woodcreek is also close to San Marcos/New Braunfels/San Antonio. It has a much more 'rural' look/feel to it - some will not like it, it is not 'spiffy' looking at all .

You "pay" here with very different weather than SD. Still worth it to me, though!

There are plenty of golf course homes in the Lakeway area. If you want a gated, country club house, look at The Hills ("Village of the Hills") or Flintrock Falls. If you want the golf course view but not necessarily the gates, there are plenty of homes in "old" Lakeway on golf courses with no HOA. The ages of the homes vary so just because a home is in "old" Lakeway does not mean it is old. They are still building new homes there. Falconhead in Bee Cave also has golf course homes.

Other considerations:
* Do you want a 55+ community? If so, there is Tuscan Village. Condos (some freestanding) but very nice with an activity center and planned events. Centrally located and close to most everything.
* Determine your tolerance of property taxes. The newer neighborhoods (Rough Hollow, Sweetwater, Serene Hills) will run you about 3% per year. Old Lakeway runs in the low-mid 2% range, depending on MUD, septic, etc. And Falconhead is also around the low 2% range.
* 620 traffic can stink, but I'm sure it's nothing compared to San Diego. And really, if you avoid more crowded times, it's not that bad.

Maybe I'm reading you wrong, but "on the water" and "lake view" are two totally different things! Our house in Old Lakeway has a killer lake view. Big house, 5 beds 3 bathrooms. Over 4000 sf. Pool. Three car garage, etc. Nice house, sitting on two lots, remodeled, landscaped, etc. There is a lakefront vacant lot across the street from me. Single lot, nothing on it but cedar trees and weeds. It's worth about the same amount as my place, per two different real estate agents.

We wanted "on the lake" too. Settled for the view and a slip in the marina...
