Replaced only 6 year old water heater as it started to leak to the pan. If you have pan under the water heater and piped to somewhere safe you are ok. I had only a pan so I added water leak detector (~$15 Amazon) that beeps if water gets under it. I heard beeps. Changing water heater is almost a cartel pricing, same price everywhere. Actual unit cost differs a bit. Will cost about 2k. They did add piping to garage floor and expansion tank and proper pan so next time I will change it myself if needed.

Should have changed anode rods in time, to get more years from the unit.

The home warranty paid for the new water heater unit and installation, but the upgrades to bring everything to code (cutting up the water heater closet, re-installing the door and painting) had to be paid by me. About $600-800 as I recall.

It's actually more about the $$$. They charge you the fee, do nothing in return - and keep the money. Did a job for a customer recently that insisted on a permit (no big deal to me - everything I do exceeds their requirements). The inspector literally walked to their garage door and said - it's good - "here's your signed off permit", and left. She wasn't real pleased, since he did NOT look at the actual work performed. She was even LESS pleased when I pointed out that the previous work that had been done WAS in direct violation of code - and it had passed, too.
Our current home was wired in violation of code - yet passed inspection. I had to intervene and demand it be corrected. When I went down and confronted the code department, they just said "We'll talk to him about it".
