If I had $1M I'd look into a downtown high-rise overlooking Ladybird Lake. Or a house in Mueller overlooking the "lake" (pond). I'm in Mueller and love it - trails, pools, public sculptures, farmer's market, town square area with movie theater, etc. in walking distance. And tons of great restaurants in the neighborhood and surrounding areas. Biggest drawback compared to other areas is the lack of hills/views. But it's so central, it doesn't take too long to get to prettier areas.

Checks off the quaint downtown requirement.

If you want land, views, etc., checks off that as well.

There are many million dollar homes to choose from, some along the San Gabriel River.

It's relative. Austin traffic still sucks. I'm in podunk Seguin and the traffic is starting to be irritating. Like everywhere else, they wanna bring all the tax base in before they build the infrastructure for it.

It’s always rough trying to get East to west in court street without hitting all the lights.

Well said, it's definitely all relative. For me, it's a toss up, I think traffic in Houston and Austin is terrible, but I'd say Houston does a much better job at building enough infrastructure to support the growth they are experiencing, which makes more optimistic about Houston's future as a city.
