What is your take oon 3-car garages becoming the default standard in the Austin area? (in the $300-400K range)

We see mostly 2-car garages in this range even in homes as new as 2006/2007. Even the newer 2008 homes do not come standard with 3-car yet (they're optional). We have moved from the NorthWest where 3-car garages are the norm in this price range.

So the questions are:
- Does anyone see a trend towards 3-car as the norm?
- Are you seeing any trouble selling 2-car homes due to competition from 3-car homes?
- How do you see this situation developing over a 3-5 year timeframe?

I wish they would become the default, but with all of the impervious coverage issues and lot sizes here I do not see it happening. People wait on lists in new developments so they can get the cul-de-sac lots that will accomodate the 3 car garages.

We personally prefer the space in the yard to the space in the garage, but it is personal preference. Generally speaking, the extra cost would not be worth it to us. To others, it might. If we had a larger piece of land (acre+), then a third spot might be useful and turned into a shop. Given the option, I DO like the extra space from an extra deep garage.

Personally, I would have traded a couple hundred feet of living space for an even larger garage. We have a three-car set-up, side entry; with the three side by side, so it is not 'Welcome to my garage' as they say. Still, without a basement, a bit more depth or width would allow me a bit more 'work area'. As it is, I'll have to see how Avery Ranch handles garden shed requests...just to keep the mower and gardening implements out of the way.

When I looked for a house several weeks ago, I did prefer 3-car garage over 2-car one. I am from Michigan and get used to the basement, which is really handy for storage and space reason. Therefore, I chose the house with 3-car garage over 2-car one in Senna Hills.... I like to have a cover area in garage for the kids' bikes, outdoor equipments and some of my husband's tools (which is not Allowed in the house....too messy).

Well, I'd live in a 3 garage house if I was dead! In other words over my dead body. Guess that's why I live central and not out somewhere. I have to admit that I regard 3 car garages practically as a moral failing!

Sorry, y'all seem like very nice people. But I can assure you that there are at least a few people who would not ever built or buy a house with a three car garage.

How about a nice carport?

If I may tell a story...here in Sandy Springs(north of Atlanta), many of the ranch-style homes had attached carports. During the 60s, lots of folks converted one half of the carport to a screened porch. In some cases, this was one car bay that was adjacent to the house(kitchen door) but in our case, the back half of two bays got converted. We have really enjoyed our 'carporch' for the past few years; but, on hail nights like tonight, we surely wish we could pull the cars in fully under the roof!!!

It will take some 'getting used to' when we move to Avery Ranch and neighbors disappear into their garages when arriving home rather than being visible under the carport as we have in our current neighborhood. Also makes it a little trickier to connect a vehicle with its owner so you can tell who is driving by.

You're kidding, correct?

You can have a carport if you like, but I'd rather have my tools and potential projects in an enclosed, lockable space.
