Most of the greenbelt lots on Cherisse experience road noise either from 1826 or SH45. If it is more of an interior lot, it might not be too bad. I agree with the other poster, you need to come out during rush hour, probably 5-7 to see how noisy it is. Many people have bought because they thought the greenbelt was wonderful, we've been on many of those patios and the noise is horrible. It will affect resale for sure. I love my interior lot, I have beautiful trees, they aren't so bad. I think people don't want to look at other houses but is it worth having to sit on your back porch with earplugs?

Just make sure you go and check it out before you buy. I hope you are getting a good deal, the resales are outselling the new construction 2 to 1. Make them throw in that lot if you choose it.

Also, those Federick Harris homes are no longer. Newmark is folding so they will be sold to custom builders. Which means there will be construction going on for a long time in that section. They are already selling off the model with only about 5 homes built.

Here is my photo of a possum I found napping in my backyard one day. He got caught in the live trap our exterminator put out to catch the racoon who kept destroying our bird feeders.



Here is the racoon raiding the bird feeder, he loved sunflower seeds apparantly. He would climb up the tree to the chain the feeder was hung from, then shimmy down the chain to get to the bird feeders.

I think the positives that go along with living on the greenbelt lot far out weigh any negative features! I've been living in Southwest Austin for many years and "critters" will come to houses that are not on greenbelt lots as much as ones on the greenbelt. I've never had problems with raccoons, but I do enjoy the large amount of wildlife including an array of birds, deer, foxes, owls, hawks, etc. The negative I have found is mostly with the deer. They tend to eat almost any kind of landscaping except rosemary and salvia. The biggest positive that goes straight to your pocket book is when you sell the home. As a Realtor, I have found that most greenbelt lots get an average of 5 to 10k higher than the homes around that aren't on the greenbelt. Also these homes sell faster and have less days on market than others in the same neighborhood. Something that would offset these numbers is if there is road noise from a highway. Be careful about this because a lot of buyers I work with do not like it if they stand in the backyard and hear the constant hum of traffic in the background. This can be a "deal killer" even on a greenbelt.
