Hello, I have completed a forum search on this issue but cannot seem to complete the whole picture. Thank you for any guidance and for certainly reiterating a common thread.

Seeking a home not to exceed $1 million (new or great resale), non-negotiable is being in an exemplary school district and preferably an area with golf, social memberships and organized tennis.

Some of the rub with newer and more marketed PUD's (Steiner and River Place, specifically) is that the distance from downtown seems to be accessible with only a single route while then being at the mercy of an accident. + I've been reading that Steiner local has traffic jams, seems frustrating.

Also do I understand correctly that the geographically more westerns areas such as Bee Cave and Spicewood actually have better access to downtown with quicker commutes albeit with more mileage? It would be nice to have easier access to downtown.

Summary:

1st tier requests are exemplary schools; golf/tennis/social; neighborhoods with younger kids; downtown accessibility and the 2nd tier requests of views; lake access; gated communities.

I'd suggest Davenport Ranch: Austin Country Club, near Lake Austin, Eanes school district.

Bee Cave is fantastic but it depends on how often you plan to drive downtown. It is definitely closer than Steiner, but once you make the drive a few times a week it gets old. I would check it out, however.

Use austinhomelistings.com or trulia.com to view a map view of available properties. This should let you look at the major arteries etc vs just doing a zip code search. Based on your criteria I would say stick to barton creek, westlake or the portion of great hills that feeds into the round rock ISD. For downtown access not too far west of 360 for quick downtown access and not too far east for lake travis access. (lake austin is a river...).

2222 as an east/west corridor is really bad.

If you're looking for proximity to downtown, this probably isn't your best bet. I second Davenport Village and would also suggest looking into Lost Creek or Rob Roy. Both are in Eanes school district, which is probably the best in the area (all schools in Eanes are rated exemplary).

The Great Hills area which feeds into Canyon Vista MS & Westwood HS would be roughly bounded by Loop 360 / US 183 / Anderson Mill & 2222. (It's not exact....Jester for example feeds into Anderson HS....but that's the general area.)

Leander & Jonestown are much further out.

fwiw, If i was buying a million buck house (& wanted golf, tennis & exemplary schools).... I'd have a home on Riverplace GC or very near Austin CC or Barton Creek CC (might want to put a little aside for CC dues & REAL high school taxes though)

Take a look at the area that runs along yaupon road starting around chalk hill all the way north. The closest country club would be either great hills or balcones.

This area is about 15 minutes from downtown.

We live in Steiner Ranch off 2222/620 area and the traffic is awful!! It can take 30 minutes to go 1 mile in the am. It has gotten worse in the last few months as well. The new high school on 2222/mcneil just adds to it, next year they add a middle school too. The only way in and out is the 2222 entrance.
