Since this is a City-Data forum, I thought that you might like to look at some data on gentrification. The reports at this link are the best I have seen: https://www.philadelphiafed.org/comm...cussion-papers

No matter what you think you know about gentrification, you will probably be challenged by the results. They probably won't make anybody completely happy. My takeaway is that most, but certainly not all, current residents of gentrifying neighborhoods experience a net financial benefit from gentrification.

As usual, the most challenged residents of gentrifying neighborhoods are in real trouble. Of course, the most challenged residents of every neighborhood are in real trouble. Life will be difficult no matter what kind of neighborhood you live in if you have a low income and poor job skills. Also, I you are revolted by having a different kind of people move into your neighborhood, you might be unhappy with the result even if you end up better off financially.
