Well. Initial plan was to purchase a house, but since we need more time to be familiar with the local area, we chose to go with a six month lease. Rent is really high so we would like to buy a house as soon as possible. I WFH and wifey already secured a job offer. So staying on a one-year lease doesn’t make much sense especially at this rental price. ( around 4K monthly rent)

Pet deposit - $500 (big dog) and $75 pet rent/monthly

Of course, there is an option to go month-to-month rent after the initial six months expires if needed.

We don't have much options as the nearby apts/condos etc. asks crazy rent for tiny spaces. (1180sq ft - $2600+ monthly rent)
This unit we are interested - 2700 sq ft - 4k rent.. Pick your poison

Everything sounds normal. There is a severe shortage of housing in this area, so landlords can be pretty demanding.

Just for those reading if one is looking for a studio type there are tons of rentals in Baltimore, almost all right around 1K per month. I'm in the market and they are plentiful, especially in Mt. Vernon.

I do not want to sign another lease here as I desire a bigger place. Plus I would like to have a different landlord. What he is now asking for the space I'm currently living in is not reasonable. But there is more to it than just that...

Welcome! I lived there for over 15 years (and over 20 in Howard County). Overall - great place. There will be a few headaches of course. Feel free to DM me if you have any questions. I also have a realtor that I'd be happy to recommend. Actually a few of them, one I've used for over 20 years, and a couple that I golf with (but are VERY well known in the area).

Another question, how much notice do I need to give when terminating the lease? The landlord is asking for 90 days for a 6 month lease. I thought 60 days was the standard? Is it negotiable?
This should be on your lease - and I would think anything is negotiable. It just comes down to how much leverage you have.
