I looked at a ton of the low end homes. I agree that Pahlisch is superior to Hayden, but both have the cookie cutter problems. Pahlisch's layouts were remarkably better. Newer Haydens had okay layouts, but were overpriced relative to the cheap materals they used. Older Haydens had awful layouts and awful materials.

What bothered me about both was how little space they put between them now. The advantage of the older Hayden homes were the lot sizes - quite nice yards. Newer Hayden developments are practically townhomes - you've got 5-8 feet between your wall and your neighbor's wall on the sides, at most. If they turn up their stereo you'll definitely hear it.

$000,000 to $100,000 There is 1 home on the market (same as last month).... This is a short sale in a commercial / residential location.... really just pure junk

$100,001 to $125,000 There are 5 on the market (3 last month)..... Some are new on the market, mostly just junk

$125,001 to $150,000 There are 4 on the market.... (same as last month).... not much to look at here

$150,001 to $175,000 There are 15 on the market.... (1 more than last month).... there are a couple of new listings in this price range..... and a few may be an ok home

$175,001 to $200,000 There are 27 on the market.... (last month 33).... same 6 Hayden's to be built. There are a couple that look to be ok.... But really it is mostly MEH!!

So now that we are out of the summer selling season..... In Redmond 52 homes are listed.... Last month there were 55 homes listed.

In Bend..... there are 14 listings under $200,000.... last month there were 20.... and none of them look all that desirable (IMHO)

Heading into the slow selling season..... Prices are sill hanging in there.

$000,000 to $100,000 There is 2 homes on the market (1 more than last month).... Both are in commercial areas, One is the same old short sale... the other is less than 500 sq ft.

$100,001 to $125,000 There are 6 on the market (1 more than last month)..... Some are new on the market

$125,001 to $150,000 There are 6 on the market.... (2 more than last month)

$150,001 to $175,000 There are 11 on the market.... (4 less than last month).... 2 Hayden's to be built. Not really anything here that looks good

$175,001 to $200,000 There are 26 on the market.... (1 less than last month).... 7 Hayden's to be built. About 5 in this price range looks like they may be a decent homes.

Summary..... In Redmond 51 homes are listed.... Last month there were 52 homes listed.
You are not going to have a very nice home in Redmond if you pay less than $200,000

In Bend..... there are 14 listings under $200,000.... last month, there was also 14 listings.... Move along, Nothing to see here.

We've been shopping for homes in the $200K price range in Bend. They do come up, but they move VERY fast, and usually have offers within the first day or two on the market. Just last month, there were at least 2 really nice homes just under $200K, but they were both bought within 3 days of hitting the market.

We put in a couple bids on homes (both in the midtown area), and got outbid. IMO, when they are a good value, they are priced under $200K to entice buyers, and usually go for about $10-$15K more than asking. Still a good buy at that price, though; that neighborhood is appreciating.

This is the last of the updates as we are now done with Summer and Fall 2014

$000,000 to $100,000 There is 1 home on the market (1 less than last month).... The home is in commercial area and is a Short Sale and has been on the market since 9.18.14

$100,001 to $125,000 There are 8 on the market (2 more than last month)..... Some are new on the market, 1 is an "auction" so we know this is just the starting price, 1 is a bank owned @ $115,900 large lot and 1899 sq ft and is right around the corner from a property I own (so I kinda know the area)..... It is not in the greatest location on the street.... There must be something really wrong with it because it looks like a steal!!!

$125,001 to $150,000 There are 3 on the market.... (3 less than last month) one is on Glacier and 7th st and it was sold last year for about $80k..... They now want $135k but did a nice remodel to it. The one at $136,740 is in a good area and looks like a goo candidate for a re-hab.

$150,001 to $175,000 There are 12 on the market.... (1 more than last month).... 2 Hayden's to be built. Not really anything here that looks good

$175,001 to $200,000 There are 16 on the market.... (10 less than last month).... 5 Hayden's to be built. 1 is a Eagle Crest short sale, There are a few that look like they can be nice homes

Summary..... In Redmond 40 homes are listed.... Last month there were 51 homes listed.

In Bend..... there are 13 listings under $200,000.... last month, there was 14 listings.... With some work and $$ a couple of these look to be good deals.
