Is there anything on the NW side not in HOA/CC&R land? Would love some trees/views. Any areas to start? Thanks again for all your help

Areas of Tumalo don't have CCR's, but land might be bigger than you want and you might be short on money for the purchase price.

There's a 1 acre (I think that is the size) lot in Rancho Sereno for $150,000. It has a really nasty tear down house and is literally covered in garbage. However, it could be cleaned up and the price is good. It has irrigation water. New houses going in are nice. There is hardly ever anything for sale in there. There are CCR's but they aren't difficult. Road fees maintain the private road, but they aren't out of line. You wouldn't be able to have pigs, but I think that all other livestock is OK. There are lots of horses in there.

There is an area above Tumalo State Park where the lots are large. I don't know about CCR's and I can't remember the name of the subdivision.

Whispering Pines has CCR's. Some of the lots have nice mountain views and the CCRs aren't too bad. I seem to remember that you can't live in a tent. There is no HOA. There is no road fee, so roads can be pretty awful.

There aren't any CCR's in the Westside (the real Westside, not what real estate agents label the Westside), but lots are tiny and expensive.

HOA's and CCR's are not big anywhere in Oregon. There are some in the newer areas.
