Hi Scott, Am wondering how it is going re: building at Nanawale? I inherited 2 lots there, and have many of the questions you asked, so am wondering if you have moved forward with permits, purchasing materials, building, etc. If so, how has it been?

Hey everybody,

I am also thinking about purchasing a lot in Nanawale. Does anyone know the legality of constructing a steel building as a home in Puna? I am thinking of something that would essentially be an 880sqf studio but that meets all of the requirements for a residence. I like the idea of big garage doors that could I just open up for an outdoor living feel. Also, trying to conceive of the cheapest imaginable home that I could build that would be legal. If anyone knows somebody who has done this or can think of something cheaper I'm all ears! Thanks

There are many stricter changes in the works for building permits on Hawaii Island. New laws are being put in place at the end of March. You will definitely want to check with the Building Department before you spend any money on plans, materials, or packaged buildings.

However, having lived in Nanawale, the idea of your open air building scares me. The mosquitoes would literally eat you alive.

I know that steel frame buildings are legal to build in Hawaii, at least they were four or five years ago when a bunch were built in Discovery Harbour. I question building something out of steel since everything rusts and corrodes so quickly here, but at least those houses are still standing.

The new building code could possibly add some elements that need consideration. I'd start with the Building Department for questions.
