When are you moving paddy? Which community? Perhaps we shall meet someday.(stranger things have happened) I won't be there for a few more years though. I am seeking employment as close to Nanawale Estates as I can as that is where I will be living someday. Talk soon, Julie

Hello Julie,

I will visit & buy this summer, then I will retire in 18 months & relocate. I haven't decided where, but I expect it will be in either Puna or Ku'a. Affordability dictates. I want an ocean view if at all possible, but I don't want one of the HOVE dry lots; I need green & rain sometimes! Nanawale is a possibility for me too. I hope to buy at least two lots while there if I don't buy a house. I want to get something now in case the prices rise drastically in the future, although I don't think that's going to happen for a few years the way the market's going. I'm in Florida, how about you?

I am in the Phoenix area of AZ. I loathe it here. I have lived here for far too long, and the weather is making me crazy. The people are so rude as well. [I live in Scottsdale, not sure if you are familiar with the area, but a lot of snobs live here] It is kind of like playing russian rouelette when you get into your car here as everyone is more important than everyone else, so no matter who has the right of way, someone is no doubt trying to take your piece of roadway. I have a near miss nearly everyday. I have to drive defensively, like someone is actively pursuing me. Anyway, I bought my land and cannot wait to move. I am stuck here for another 6 years [it is killing me] due to a child custody situation. My problem is that I am no where near retirement and will need to figure out how to make a living there. I am hoping to find a good job here that will be able to be done there though the internet, teleconferencing, etc. The position I have right now could possibly do that, we shall see. I also forgot to mention that my HOA dues are very cheap and we have a community pool and more, so check it out. My lot is in the middle of the subdivision kind of. They do have quite a few rules, but none too strick I think. Main one to consider is that your building must be more than 880 sq ft and the building plans must be submitted to the committee to make sure they are within the HOA rules. [I rather like this as I want my neighborhood to look as nice as possible] While my lot is not being used, my HOA dues are less than $50/yr and then once you build it is about double that. This includes a lot because of the pool, the baseball diamond/park, etc. I think it is a great deal. The only thing I would have liked, however, is that the standard lot be bigger. [8040 sq ft] I am hoping to buy my attached neighbor's land, but it is not for sale at this time, so also trying to figure out the best time to pick another lot or two up so I have some room to plant a garden/fruit trees. You will have to let me know what you decide. Take a bunch of pictures when you go, and post them in the forum so that someone like me, who cannot go for some time can see what the area looks like. If you are seriously considering picking up another lot...I don't think that the prices are going to get much lower! There are 174 lots on the market in Nanawale Estates, and the recent sales are as low as $10,000.

Many of the listings include side-by-side lots. So you could get 16,080 sq ft for about $25,000. With a bit of research, you could probaby pick up adjacent lots that include the side-by-side lots as well as a lot or two directly behind you...that would be approx 33,160 sq ft only about $50K.

So that you know I'm not making this up, here are the sales prices of the lots that sold in June:
