Just wondering if the following is in any realm of possibility: do there exist in the extended Boise area, living quarters (house, mobile home, etc) that (eg Boise, Caldwell, Kuna, Emmet, or maybe a little further out):
1) is $6,000 to $20,000
2) after an appropriate inspection, place should be secure as far as
- not falling down around me
- no bad leaking roof that I myself can’t put something on it
- electricity should not short and burn the place down
3) not in a mobile home park where all the land is owned by one private owner (because then rents are uncontrollable).

Ideally basically quiet and safe.
(recently retired in Las Vegas area, was very seriously thinking about extended Boise area to move to.) Just wondering if such might exist, or is it out in fantasy realm?

If some people have looked at this thread, here is maybe some important information.

1) Title search/insurance. I think this is typically for owning the land and ?? the structure on it. The title company does a search on the total history of the ownership of the parcel of land, to make sure there is nothing going on in the past as to what the real ownership of that land is. Then they offer you sometimes more than one kind of insurance to the effect that there findings were valid and if not, they will pay you maybe the value of the property or whatever the policy specifies. (I am pretty sure I read an article somewhere that said title insurance would cost less due to the computerization that is now used, but a little while back, many legislatures in order to better protect consumers against some real problems passed laws, but today some parts of those laws are counterproductive and keep the insurance rate high. Additionally I would guess the real estate industry has tried to get the public to think it is wise to go through them regarding title insurance and all kinds of other things - and they may be right or maybe not, depending on the situation.)

2) If you are buying a mobile home but will not be owning the land under it, consider carefully the following. If the price of land goes up a lot, as happened for instance in the past in California, the owner of the land may raise the lot rents so high that the owners of the mobile home are desperate to move out but they can't find any buyers for the home because of the high rent, and the can't move the home because, I guess, a lot of mobile homes once they're set up, can't be moved that easily. I know because decades ago I went to look at some homes like that in California. Very sad.

3) you need to check the following issue. Maybe I'm wrong about this, so you have to check. But I think I heard that mobile homes made before a certain year, or maybe just certain mobile homes made before a certain year or maybe just homes made with a certain kind of plumbing, had something like the following problem. After a certain number of years, the plumbing not only started to fail, but then the whole plumbing system failed pretty quickly. If it is such a house, you very much want to check if it is that easy to repair such a thing. It seems I heard something like this. Maybe I'm wrong, so you have to check.

No way on earth you could get a house in that price range, and the mobile home would definitely need some work or be in one of the neighborhoods of Caldwell that you just wouldn't want to be in.
